What is the design inspiration for your projects?

Ashwin Sheth Group’s design philosophy is deeply rooted in the principles of maximizing space, promoting mobility, and enhancing the connection between indoor and outdoor environments. Our projects are characterized by an emphasis on spacious layouts that prioritize functionality and aesthetic appeal. What new construction techniques is the company using?

In this present era of high-rise structures and fast paced projects, we use Aluminium shuttering for RCC structures, which has a lot of advantages over the traditional shuttering methodology. Some of the major advantages are a faster speed of construction, improved quality of work, value engineering, and effective usage of skilled manpower.

What are the advantages and disadvantages of Precast Construction Technology?

Precast construction technology is a smart, safe, and cost-efficient way of constructing buildings from affordable projects to skyscrapers. Benefits include cost-cutting, ensured quality, increased climate resistance, eco-friendly, easy to handle and use.

A major advantage of the precast technology system is that you can build in any climate without having to slow down, or in some cases, stop construction completely. Rather than going in for the traditional types of bricks used in building, Precast Construction Technology uses concrete building blocks that mimic them. With the building materials pre-made, all it requires is for the parts to be secured into their designated places on the construction site.

Some of the major disadvantages are: Since each piece is made independently, the structure of the construction is not one / single solid piece. Still, multiple small pieces are attached to the concrete. There might be minor structural differences between each part that can be problematic.

The weight of the building purely rests on the joints that are holding them together. If the joint is compromised, then the whole construction can come apart like building blocks. The joints must be sealed to be waterproof as they are the points on which the entire weight of the building rests.

The project usually becomes more capital-intensive when used as we need heavy machinery to move large pieces across the site to fix them in place. This can be an issue if you do not have these many machines. Since, majority of our projects are situated within Mumbai and Thane, the construction land parcel may not fulfil the requirement for heavy machinery movements and the investment required is too high, which may also increase construction cost and hence may not be commercially viable. However, if a need or scope arises in the future to do mass housing projects with very stringent timelines, we may consider this option as well.

Please tell us about the advanced elevatoring systems being used in your projects.

We provide advanced elevatoring systems such as the Traction Elevator which comes with a Machine Room or Machine room less. The major difference between traction and hydraulic elevators is in the way the systems transport the cab. With traction elevators, the cab is raised and lowered by traction steel ropes or belts on a pulley system. Compared to hydraulic systems, traction elevators use less energy, serve mid to high-rise buildings, and they offer a smoother ride. Traction elevators use a counterweight to offset the weight of the cab and occupants. With this design, the motor doesn’t have to move as much weight, making it much more energy-efficient than the hydraulic.

What steps is the company taking to bring sustainability to its construction?

The company employs environmentally friendly materials such as fly ash and Ground Granulated Blast-furnace Slag (GGBS) in the concrete, adhering strictly to permissible limits. By utilizing fly ash, a by-product of thermal power plants, we not only manage waste effectively but also contribute to the reduction of the environmental impact associated with traditional concrete production. Additionally, incorporating GGBS diminishes the carbon footprint associated with cement manufacturing.

Emphasizing the use of locally available natural materials like stone further reduces the environmental impact of transportation and promotes regional sustainability. Our dedication to sustainable construction is also deeply embedded in the design and construction processes of our projects. By prioritizing green practices, we enhance the overall customer experience by providing residences that harmonize with ecological principles while ensuring long-term sustainability and reduced environmental impact.
